Let’s pause for a quick clarification: “Design - Build” is a project delivery system that enables you to contract with a single entity (EDS, of course) to complete both the design and construction phases of your project.
When all elements of your project are facilitated through EDS, we’re able to more readily control costs and schedules, including offering a Guaranteed Maximum Price.

Lump Sum Contracting

Employing the traditional "Lump Sum Contracting" delivery system, EDS painstakingly examines your completed construction drawings and specifications, and provides you with a single-entry amount (a fancy way of saying “lump sum”) to cover all labor, equipment, materials, services, overhead, and profit for completing your project.
Because cost is typically the decisive factor, our EDS cost estimators utilize advanced estimating software that allows us to very precisely compute quantities and generate reduced-scale, color-coded drawings that clearly illustrate the various construction components included in your project's design.
Collaborating with first-rate subcontractors is critical to the success of the Lump Sum Contracting delivery method. Consequently, EDS has spent over 40 years forming and preserving robust relationships with subcontractors throughout the Western United States. Subcontractors value our reputation for clearly defining job scope and expectations, establishing win-win environments and delivering on our promises. These relationships ensure lower costs and reduced risks on your project.

CM at Risk
"INTEGRATED PROJECT DELIVERY COMES STANDARD."
EDS Medical Construction is an industry leader with the innovative contracting method called Construction Manager at Risk (CMAR). This delivery method offers a number of time and cost savings advantages.
With CMAR, EDS is selected as construction manager and general contractor early in the design phase. We work closely with your architect to examine alternate materials, systems, and equipment for cost, quality and availability. We then perform constructability reviews and offer value engineering suggestions. This early coordination fosters collaboration and focuses the entire team on finding the best solutions for your construction project. We also coordinate all subcontractor bids and determine a guaranteed maximum price for construction.
As with all the services EDS offers, we can customize a solution to include some or all of the responsibilities generally associated with CMAR:

It’s a good thing we have great dental insurance, because concrete is the foundation of practically every project we undertake.
We take it very seriously. For us, concrete construction is like being the proverbial “kid in the candy store.” Our eyes open wide and we start to salivate. Well, almost.
Fact is, we have in-house industry experts exclusively dedicated to concrete construction. In short, it’s a passion.
But it's also a process. And it starts on a sheet of paper — long before the final pour — in a room where our highly skilled concrete craftspeople and supervisors will collaborate with owners, architects, engineers and subcontractors. Within these initial design and development meetings — months before the vibrators and trowels — the concrete is truly shaped and smoothed.
But the shaping doesn’t end there.
We also help shape budgets and schedules through true value engineering. By involving our concrete team in the early stages of development, we can analyze logistics, pour sequence layouts, and provide structure systems analyses to best facilitate construction. We likewise apply formwork systems that are pertinent to specific concrete projects (such as parking structures, garages, footings and foundations).
Because we self-perform all of the concrete work for your projects using our own people (who, in our humble opinion, happen to be the best in the field), we have immediate control over schedules, budgets and job quality

LEED® goals need to be set at the programming stage of your project. Not a moment later. Once the project is past 25 - 30% programmed, it’s difficult to adjust the design to meet LEED® requirements.
EDS’s approach to LEED® produces environmentally friendly results for the site, the community, and the occupants.
During construction, we manage and control costs so LEED® points can be achieved in a cost-effective manner, and yield an aesthetically pleasing, energy efficient project. You’ll feel very satisfied. And Mother Earth will thank us both for being so considerate.
Quality Assurance
"THE EDS WARRANTY – WE'D SIGN IT IN BLOOD IF IT WAS LEGAL."
We're committed. Just because your building is finally completed doesn’t mean we’ll become invisible. Just the opposite, in fact.
We believe that long-term support cultivates long-term relationships and repeat business. And our history of growth has proven that belief to be true.
When we complete your building, our quality assurance manager will become a close ally – and your single-source contact for answers to all of your follow-up questions. Think of him as your “brother in arms.”
In other words, your warranty is as sturdy as the buildings we erect. That’s the EDS approach.
HOW OUR WARRANTY WORKS.
On day one of your warranty period, we’ll meet with you to collect and catalog all warranty information. We’ll spot-check your new building and promptly resolve any existing issues.

Then, for the next 11 months, our QA representatives will check-in with you on a regular basis. We’re big on follow-up, you see. Our goal is to anticipate any warranty needs that may arise.
Finally, near the end of the warranty period, your quality assurance manager will schedule a building walk-through with your facility manager to document any warranty items. We’ll be thorough, with a capital T. This is done to assure that all warranty work is completed prior to the warranty expiration.
TAKE A DEEP BREATH. EXHALE. REPEAT.
Rest easy, you’re covered.
We pledge to respond to any warranty questions and concerns within 24 hours — even if we don’t have a complete diagnosis. If a warranty issue does arise, we’ll stay in close touch about it.
That’s a promise. Cross our hearts. Our warranty team gets paid for being “Johnny-on-the-spot.”
If required, your quality assurance manager will:

Personally visit your site to determine the extent of the warranty work.

Coordinate with your facility manager about ideal times to perform the work.

Supervise the warranty work.
EDS will follow-up to make sure all warranty work is completed in a timely manner.

"BUILDING INFORMATION MODEL (BIM) –A RATHER BORING NAME FOR EXCITING TOOLS."
Let’s talk tech for a moment. Fear not, we’ve made it easy to understand.
EDS uses a variety of programs for creating BIM’s. Each project is different so the tools we use vary depending upon the needs of the project. None of that risky one-size-fits-all stuff, not on your life.
The programs we use for creating models include fancy names like Google SketchUp, DProfiler, Revit and ArchiCad. We use Vico and NavisWorks to analyze, sequence and coordinate the models. Frankly, there’s no such thing as too much technology when you’re in the midst of a major project.
